We Survey Your Property

We come to you and survey your site. We accurately determine the terrestrial or three-dimensional space position of points and the distances and angles between them. We establish land maps and boundaries for private owns and municipalities.

We Do the Research

Research will be gathered from various offices in the municipality's courthouse in which the job is located. Depending on the job, government agencies such as the Arizona Department of Transportation or the Arizona Department of Natural Resources may need to be contacted.

You Get Deliverables

The final step is to have the drawings we created for you signed by a notary. The drawings can then be reviewed and signed off on by different offices in the courthouse if applicable. If necessary, a copy of the recorded survey can be taken to an attorney or title company so that a deed can be prepared to transfer the property if needed.

What is a ALTA survey?

The ALTA Survey is a detailed map of the land and it shows what existing improvements have been made to the property, utilities, and if there are any significant observations within the insured estate. The survey contains the findings the surveyor made concerning the property boundaries and how it relates tothe title on record. The ALTA Survey delineates all easements and exceptions cited within the title commitment for insurance of the secured party. The survey may also shows any zoning and flood zone restrictions or areas indicating potential future use of the property. The ALTA survey is a combination of a boundary survey, title survey, and a location survey.

Do you need an ALTA survey to buy or sell commercial real estate?

The Answer is yes. Lenders and title companies often require an ALTA survey whenever a piece of commercial property is being refinanced or exchanging hands. The reason is because commercial purchases commonly come with certain “survey risks” that can include disputes over boundary lines, encroachments, or other conditions and/or circumstances such as easements or claims of easements that are not found in public records. The information found in an ALTA survey can heavily influence the outcome of a property acquisition, or at least complicate the business transaction depnding on the findings. An ALTA survey reveals the existence of any problems that would need to be resolved, and helps ensure that the property is clear of risk prior to purchase. By the same token, if you’re selling a piece of commercial property, it’s wise to have an ALTA survey performed just to have a record for comparison against the buyer’s survey.

How much does a survey cost?

It's common to wonder how much it costs to survey property lines. The answer to this question depends on the type of survey you need and the amount of space that needs to be surveyed. Additional factors to consider to determine a survey's cost include things such as terrain, foliage, the existance or non-existance of old recorded documents, date of last survey, disturbed or missing property corners, size of tract to be surveyed and the scope of services required to name a few. Before pricing or quoting a survey a look at these and other factors should be taken to insure an accurate price is given. The best way to get an accurate survey quote is to share as much information as possible with your surveyor and let them know what you expect as a final product and the services you expect to receive during the survey process. Each surveyor will price or quote a job differently but should be able to advise clients in regards to expense in advance.

Using an ALTA survey when buying a piece of vacant land

When purchasing vacant land, an ALTA survey may also be recommended, if not required. While a simple boundary survey might meet the minimum requirements for the transaction, often vacant land has either never been surveyed or was surveyed long ago when technologies were far less accurate. This means there could be boundary, ownership or encroachment issues that are unknown at the time of purchase but could come back to haunt you later. An ALTA survey provides the deeper research needed to uncover and resolve these issues before the purchase is made.
